Property Description

The Hood Ranch is a large cattle ranch situated in Asotin and Garfield counties in southeast Washington state approximately 7 air miles west of Clarkston.  The ranch consists of 12,027.25 +/- contiguous, deeded acres adjacent to other large private ranch holdings and intermingled with smaller parcels of federal and state inholdings.  The ranch is the largest block of contiguous deeded ownership in Asotin County.

The ranch has a long history and good reputation of stable ownership and management.  The ownership has been continuously held in the same family and assembled over time beginning in the 1930’s.  From the 1930’s through the early 1970’s, the ranch was managed for a large sheep operation.  Beginning in the early 1970’s through to the present, the ranch has been managed as a working cattle ranch leased to the same family/tenant.  Traditionally, the ranch winters 350 pairs of cow-calves along with 325 yearlings.

The ranch is a broad, rolling to moderately steep sloped landscape stretching approximately 7 miles from both north to south and east to west.  Elevation is near 2900’ along the west boundary descending to an elevation of less than 900’ near the northeast corner of the property.  The size of the ranch covers several rainfall zones ranging from 12 – 18” of annual precipitation.  Flerchinger Ridge is a long, narrow ridge descending the length of the ranch in a northeasterly direction flanked by steeply carved Pow Wah Kee Gulch and Connor Gulch.  Alpowa Creek forms the north boundary of the ranch with approximately 3 miles of creek frontage before reaching its confluence 2 miles downstream with the Snake River.  Alpowa Creek is the second largest creek in the county and considered important holding water for anadromous fish returning from the ocean.

The ranch is located less than 2 miles from the island where Chief Timothy Park is located on the Snake River.  The park along with the entire surrounding area, including the ranch, was an important wintering area settled by the Nez Perce Tribe.  The park, known as the gateway to Hells Canyon National Recreation Area, offers camping, boating, and swimming amenities.
